150 is a reasonable price. My Dad does this for a living. He spends about 100-130k on each house he builds. Although he can do things a lot cheaper than an amateur could.

does your 150k includes fixtures and fittings, floors, stairs, internal doors, bathrooms, kitchen, fireplace etc ?
if it does I guess the standard of finishing is low

I built a small 3 bed bungalow for 75K last year. It was Up North and used quite a lot of graft put in by myself and various lads from my local in exchange for beer tokens. I'd be confident I could knock up a palace for 150K.Comment

If you have connections in the building trade it can be done very reasonably
If you are employing builders in the sarf east then prepare to go bancrupt
If you were planning on doing it yourself buying material from B&Q you are mad.

How times have changed!?Comment

It looks alright if I say so myself, but its not that big due to the plot constraints. The spec isn't too bad and the finishing is good courtesy of tradesmen from my local doing a good job ie. a lot better than they'd do on sub contract jobs for people they don't know. I'm just about to sell it so we'll soon find out !?Originally posted by NumptycornerIf you have connections in the building trade it can be done very reasonably

B&Q didn't used to be that good but the trade account prices are now very competitive, they will price match any of the other builders merchants and on bulk items such as bricks and plasterboard they could undercut anyone due to their buying power.Comment

typically in the UK what is the built up area coefficient on land for a single family house ?
what is a max footprint a house can have as a % of the size of the plot ?
