Building an Office Extension

I want to build an extension on my house.
I have a 3 bed at the minute and was going to build a 4th bedroom via a 2 story extension. Would I be able to pay for this through my company seeing as it is an office? I have 2 kids so I legitimately need another bedroom as an office.
Or would I be able to put 50% through the business as 50% of the development would be the office and the other 50% would give me a bigger kitchen!!
If I could do it, how would this affect me if I sold the house in 2 or 3 years time?

Anyone done something similar?

This is most definately an area where you DO have the LA come around and assess you for Business Rates, and you DO get a CGT bill for any increase in value.

I suggest that however superficially appealing, you don't want to go down this route.
