RAC is sooooo last year - you should get a Grid Control Architect in for something like this

maybe?? Just a guess, I honestly don't know, but that would seem to tally the ' and " together.

Not used Access for over a decade (use SQL Server), but quick guess: you need to swap * with % ? Oh and last bit:

& " % ' "

Is coming up with a syntax error but can figure it out - obviously have a ' or a " in the wrong place somewhere
