    A survey, local searches, conveyancing solicitor to draw up the contract. Probably take in the order of 3 weeks to complete.

    Here's a plan K, L or M:

    Buy large houses in zone 3/4 in London. But their USP is that each bedroom has an ensuite (even if tiny, just shower and wc) bathroom.
    Minimum £600 pcm per room. Will get you a much better rental than if you rented the house as a whole.
    Demand guaranteed, with an ensuite bet there will be no voids at all.
