House prices may go up but if inflation goes up even more then you are fecked.
I am anticipating a phoney crash. The rates will drop 5% or so stupid money will pile in and prop up the market for a few months while repos go through the courts then the real correction of another 10% will come.

of course they will have risen, 10 years is plenty enough time for a crash and recoverybut dig a little deeper and you will see that when you ask people where houses will be in 10 years they almost all believe the prices will have risen.
