Yes - our conservatory is about 3 x 3 metres and no planning permission was required.

I assume you therefore asked you planning authority. If you didn't you are likely OK provided:-

your property is not listed
you are not in a conservation area
floorspace is < 30 m2 (obviously is)
no drainage
it's ground level
door to rest of property
roof is transparent

you still have enough PDR left allowing for any previous extension and/or total/partial withdrawl of PDR.

A conservatory does not generally need building regs.

You are referring to permitted development rights, these have been around for ages and do allow the extension from the original floorspace without planning permissions. However a lot of property - particularly anything built within the last 15 or so years does NOT have permitted development rights - these are given up as part of the original PP for the development.

Also under current rules it is often the case thay any extension - which must comply to building regs - means that the entire property must also be upgraded to comply with current buildiing regs. [Gas condensing boiler, thermal efficient etc.]

I had a high street double glazer in over the weekend for a quotation for 7 windows and patio door, and she quoted me £19K !.
I almost died of laughter considering my next door neigbour only spent about £3.5K for the same job with the same company 1yr ago. she also kept me hostage for 2 hrs in my house explaining why theirs was the best.

I told her i would not even be interested if they took 90% off the price due to dishonesty....

I didn't think this was recent. Permitted Development allows you to build an extension (single storey only I think) of up to 15% of the size of the current house without Planning Permission, with only Building Control consent required.

However, you still need planning permission if it's within a certain distance from the nearest road/boundaries, etc. There will be all sorts of other factors to consider as well.

To be honest, the poxy regs change all the time and people in the trade have a hard enough time keeping up with them, let alone me.

Don't forget planning permission. Can be required. Don't beleive what the installer tells you about the pp requirements.
