    It's simple. You wouldn't want to advertise a 400 sq. ft. or 40 sq. m. flat would you? Far better to say "deceptively spacious".

    They don't know anything about the business in general, or the specific items they are selling. They just punt large numbers of potential sales at any likely buyer, hoping that they'll happen to be the agent that "has" the property that the buyer finally takes, then they cream off a huge chunk of money for doing bugger all, while taking no responsibility for the quality of the sale.

    One Agent is much like another Agent.
