So it turns out most brokers appear to only be working with 1 lender in Italy who are looking for 3 years of accounts.
I had better keep saving so I can look to buy with cash then!

I've actually found a couple of brokers that I'll contact and see if my contractor status will cause any issues as if not that may be the simplest option for me.

Another common option is remortgage your own property (if you have one) and negotiate a good deal with cash.

I bought the property as an individual (not through my ltd company). I looked into the possibility of doing it through my ltd company, but decided against it as my ltd would then become classed as an investment company and be subject to higher taxes and life would generally become more difficult.
I was given a person to contact at the bank through my English speaking real estate agent in Germany. The paperwork was all pretty straight forward and essentially comprised of copies of invoices and bank statements for the last two years.

Morning all,
Are there any brokers that can advise on overseas mortgages for UK Contractors? Or does anyone have experience of overseas purchases and other options for financing I should consider i.e. using an Italian bank etc.?
