I gave them 6 months rent up front, and that did the trick. Showing that 6 months rent is not of any great significance to you may help.

When I took out a mortgage during my first year of business, my accountant just wrote the bank a letter stating that I would earn £35k that year and he saw no reason why that would change in the future.
Have you asked the landlord and accountant about this?

Hi Wayne,
I come accross this a lot, landloards normally just take a phone call from the accountant / letter advising that in their opinion they can meet the monthly rent.
Even mortgage companies accept projected figures if trading is less than 1 year

I have been trading since October and havent completed a set of accounts yet.
I need to supply a reference to my new landlord in order to secure a flat. But as I havent completed a set of accounts, my accountant cant supply my landlord the requested reference.
Has anyone come across this and can suggest a way around it or ideas of some information which would appease my landlord?
