Looks like the existing business does £240000 per annum. It is open for 72.5 hours per week and operates 60% of the time under one member of staff who is probably on 30% more than average wage. The other 40% there are two staff. It is believed that the upside would be another 20%.

    The GP is approx 28%.

The property is on the market for £210,000 and is rented out at £18,000. By buying the freehold I do not have to pay the rent. The amount borrowed would be at an average rate of 0.48% above base. The rates payable are £3600 per week.

Assuming business insurance of £1000 per year & bills at £3000 per year, based on myself working 40 hours per week and covering with staff the rest of the time, would I be better off purchasing the freehold, walking to work & working there myself or would I be better off contracting at an average rate of £400 per week for 42 weeks per year and commuting?
    Er. your figures are crap.
How did this happen? Who's to blame? Well certainly there are those more responsible than others, and they will be held accountable, but again truth be told, if you're looking for the guilty, you need only look into a mirror.

          Possibly.

          Answer the following questions

          1) Are you an IT Contractor?
          2) Do you have a Plan B?

If any of these answers were no, then you are a permie or disguised permie and you should be on www.someoneowesmealiving.com or www.bobcrowsdoleydoleydoleyunionsite.org

All sold by Tesco and ASDA/Walmart. Much as I hate these two companies, I wouldn't take them on in a retail sense.

My 'niche market' suggestion is posh kids shoes and achingly edgy kids clothing. That's where most of our non-supermarket spend seems to go.

MF just wants a store that he can drink his sorrow in - a bit hard to do that with tat furniture shop based in Swindow, ever since DimPrawm moved up north the business activity pretty much died down there

                      We thought that.

Did the model for that a while back. An Independent clothes and shoe business is really difficult. Margin is near 50% but unlike booze the average yearly spend per family is less!
