for a 4.59% loan it adds 0.8%. so that makes it 5.39%.

There aren't many others offering 5.39 so I don't think that this fee is really going to be a problem.

Boomed! See I told you. Apart from the max loan is £250K and you must have at least 20% equity in you home to qualify.

Glad my mortgage is only £300, and that's how much I owe on it...

5k on a 25 year mortgage will attract over 4k in interest, assuming rates stay the same after the fixed period expires which is unlikely. So a nice little (at least) 9k earner for the bank.

It's only fixed for 2 years so what is the SVR? What is the redemption penalty? as usual the devil is in the detail
The court heard Darren Upton had written a letter to Judge Sally Cahill QC saying he wasn’t “a typical inmate of prison”.

But the judge said: “That simply demonstrates your arrogance continues. You are typical. Inmates of prison are people who are dishonest. You are a thoroughly dishonestly man motivated by your own selfish greed.”

Erm, aren't arrangement fees paid up front and not added to the loan?

So there is no enterest on the arrangement fee.

Most people add it to the loan if the lenders will allow it, and many will
