Didn't they change the rules recently so that you can extend you house by a certain percentage without planning permission?

Yes - our conservatory is about 3 x 3 metres and no planning permission was required.

I didn't think this was recent. Permitted Development allows you to build an extension (single storey only I think) of up to 15% of the size of the current house without Planning Permission, with only Building Control consent required.

However, you still need planning permission if it's within a certain distance from the nearest road/boundaries, etc. There will be all sorts of other factors to consider as well.

To be honest, the poxy regs change all the time and people in the trade have a hard enough time keeping up with them, let alone me.

I had a high street double glazer in over the weekend for a quotation for 7 windows and patio door, and she quoted me £19K !.
I almost died of laughter considering my next door neigbour only spent about £3.5K for the same job with the same company 1yr ago. she also kept me hostage for 2 hrs in my house explaining why theirs was the best.

I told her i would not even be interested if they took 90% off the price due to dishonesty....

jeeze maybe I am nin the wrong business

            Should have said:

"I won't buy it unless you sleep with me!"

Then afterwards as you are escorting her out of your house say:

"Not nice being lied to, is it?"

Careful with the old "Sleep with the Rep and then welsh on the deal" approach. SafeStyle have probably got a Clause that ties you in.

DNA test would soon prove that it's not yours.

You are referring to permitted development rights, these have been around for ages and do allow the extension from the original floorspace without planning permissions. However a lot of property - particularly anything built within the last 15 or so years does NOT have permitted development rights - these are given up as part of the original PP for the development.

Also under current rules it is often the case thay any extension - which must comply to building regs - means that the entire property must also be upgraded to comply with current buildiing regs. [Gas condensing boiler, thermal efficient etc.]
