The Wasps one isn't guaranteed and they could disappear with the money - although the bond holders would have a stake in the stadium, the hotels, the casino etc. that are there.
The problem that I considered when I looked at it was that with an average crowd of less than 7000 at the moment, and mid-table mediocrity, where are they going to get the money to pay the interest?
