I made the mistake of signing up at an estate agent a while ago. Keep getting loads of emails/mails etc with the same old houses. They must be pretty desperate to sell stuff.

And are you going to need to give him 3 references before he gives you the keys?

So, I think - they want me to see a guy not specialising in the unique circumstances that I have, and, are likely to then be not putting my offer in a fair and honest light to the vendor.
I know estate agents are getting desperate these days, but!!!
Not overly worried as my offer is to stamp duty limit and I know that they are not going to get any more than that. I am in a position to proceed, so, hoping just getting the AIP emailed over to me will be enough to get it sorted.
