    Mortgage blues - 4 years of accounts, but last year only 9 months

    Santander (Abbey) quite restrictive I've discovered.. can't change existing mortgage or increase amount slightly because my last ltd co accounts were a short year, 9 months (I aligned the year end).

    They advised me to wait another 5 months until the next set of 12month period is ready! doh.

    Another alternative they suggested was providing them "SA203" reports. However, I don't have such a document.

    What's the most appropriate approach? I've asked accountant. My other idea is to get accountant to write a letter confirming last 4 profitable years etc

    It's quite common for accountants to prepare mortgage reference letters, just ask Santander to fax/email your accountant and let your accountant know it's OK to reply.

    Check if you're going to be charged by your accountant too, some include it in the fee, some charge extra.
