    just about to embark on a loft conversion and other extension work

    spoke to a few builders and have architects coming around tomorrow

    main takeaways are, you'll need permission if you are changing the roof structure, windows / dormers etc then you'll need permission, most difficult obstacle is if you're trying to alter the ridge height, planners don't like this apparently

    also you have to consider the size of the beams, one of the builders mentioned that the regs for habitable room means you'd need 2 inches of ventilation behind 5 inches of insulation so would need a beam of 7 inch depth*, in my case he said we're better offer just re-building the whole roof

                Make sure you get the proper fire doors in and the like so you can claim its an extra room. If it isn't the estate agents shouldn't advertise the extra bedroom and could put potential buyers off.

                      Do you have any neighbours with a loft conversion?

                      Go and see if they will allow you to have a good look at the structure they have etc as if you do the same/similar and need planning you are more likely to be able to get it through even in a conservation area.
