    Tax on UK rent income for a non-UK resident

    Hi all
    this is for one of my relatives. Situation is:

    non-UK citizens
    live out of UK permanently

    She recently bough a flat in the UK as investment, to rent it.

    From what I gather she needs to pay tax on the rent from the flat in the UK. Regardless that she lives out of UK. That is fine.
    However how is this done - self assesment might not work electronically. She has NINo, but not a UTR number.

    Also she is married but the flat is 100% in her name. Can she split the rental income to her husband so they use the £11000 allowance?

      Your relative will be taxed as non-resident landlord and will need to file a tax return in the UK. Tax will need to be deducted from the rent by the letting agency or the tenant unless she is registered to receive the rent gross.

        Thanks. She will not use an agency so I guess she needs to register to the rent gross and pay tax later with SA.
        Is that the way?

        Also will she have the £11 000 tax free allowance?
